JV IS "PURE" PROFIT SHARE:

• There are no fees of any kind - ever...
• There are no interim or other interest payments whatsoever.
• All banks, loans, soft costs, etc. paid off by The Fund at the commencement of JV.
• The land is purchased at the beginning – all mortgages; loans etc., are paid off.
• 100% Non-Recourse (No personal nor company guarantees needed).

OVER 4 BILLION EUROS IN JV"s SINCE 2008.

 MINIMUM PROJECT COSTS, (LAND+BUILD), MUST EXCEED €25 MILLION / $30 MILLION / £20 MILLION.

 WE ONLY ACCEPT PROJECTS WITH FULL PLANNING PERMISSION & BUILD START, ("Spade in the ground"), IS MAX. 12 MONTHS.

 "Fund" requires 10% profit per annum of funds received/used. When the contract/agreement is signed, a JV NEWCO is formed with the Builder/Partner, and the funds, (the entire required amount to finance the project), is placed into the JV bank account, (which could itself generate interests to be shared and/or offset the bottom line).

IMPORTANT:

• The JV Builder receives a Full Contract to Build the complete Project "Turnkey".
• The JV Builder receives "normal" Build costs; Not reduced. (In addition to the above-stated "profit" share).
• All parties will be covered by an independent "Completion Guarantee Insurance" policy.

WE ARE NOT A FINANCE COMPANY NOR DO WE GIVE LOANS. WE ARE A RESIDENTIAL REAL ESTATE JV FUND.

We work in PARTNERSHIP as a JV. The funds invested are not a loan. As such, there are no interest, no fees, no costs of any kind, and no hat tricks.
